In Peru, Sellers Are Winning on Price. They're Losing Something Else.
Over the twelve weeks ending August 23, 2026, Peru's median sale price climbed sharply, but sellers there gave up more ground at the table, sold far fewer homes, and waited on a thinner market than they did a year earlier.

Ask anyone watching home prices in Peru this summer and they will tell you sellers must be having their best run in years. Prices climbing that fast are supposed to mean bidding wars, no room to negotiate, buyers taking the terms they are given because someone else is waiting to take the house if they do not.

That is the expectation. The sold data for this stretch of summer tells a different story once you look past the price tag.
In Peru, the median sale price rose about 23% over the twelve weeks ending August 23, 2026, climbing to $380,000. A year earlier, over that same twelve-week stretch, the median there stood at $310,000.
That price gain did not come free. In Peru, the average sale-to-list ratio fell about 3 percentage points over the twelve weeks ending August 23, 2026, to about 97% of asking price. A year earlier, over the twelve weeks ending August 24, 2025, sellers in Peru were getting 100% of asking price on average.
Fewer people bought there too. In Peru, 8 homes sold over the twelve weeks ending August 23, 2026, a drop of about 68% year over year. A year earlier, over the twelve weeks ending August 24, 2025, 25 homes sold in Peru.
Months of supply in Peru stands at about 9 months as of this report, meaning at the current pace of sales it would take roughly nine months to sell off everything currently listed there.
Put it together and you get a market that looks nothing like the expectation. Peru is posting some of its strongest price gains in years, with meaningfully fewer sales and noticeably more room for buyers to negotiate than a year ago. That combination, fewer sales, deeper concessions, more homes sitting unsold, is what it looks like when a big price move arrives alongside less competition, not more.
Peru is not slowing down in isolation. Across the fifteen ZIP codes covered in this report, the median days on market climbed to about 84 days this period, compared with about 78 days a year earlier, according to MLS sold data. Whatever is happening in Peru is part of a wider shift, not a one-town story.
If you are selling in Peru, the price headline is real, and it is worth something. But it is not the only headline. Buyers who show up now have room: room to ask for repairs, room to negotiate closing costs, room to wait instead of rushing to beat someone else to the table. Pricing for the market that produced $380,000 medians is fair. Expecting the terms that produced full asking price a year ago is not.
If you are buying in Peru, that softer sale-to-list number is your opening. Sellers who were getting 100% of asking a year ago and are now settling for about 97% are telling you, in the only language a sold report speaks, that they are willing to talk.
What happens next in Peru is worth watching, not predicting. Whether the pace of sales there stabilizes or keeps falling, and whether that sale-to-list gap holds near 97% or keeps widening, will say more about where this market is headed than the price gain alone ever could.
Figures on Peru and the rest of the towns in this report come from Redfin ZIP-level sold data delivered through Listing Leads. The territory-wide days-on-market comparison comes from MLS sold data.
